Geoffrey F. Presson, owner of Silver Beach Realty, LLC, based in Umatilla, FL is pleased to announce the sale of a second beach-front condo in New Smyrna Beach, FL.

The condominium, located in the Sea Coast Gardens II complex, was listed by Silver Beach Realty, LLC and sold by Cassandra Everett of Granstrom Real Estate of New Smyrna Beach.

The unit is a two-bedroom, two-bathroom condominium located on the third floor. It features a charming balcony which simultaneously overlooks both the ocean and the pool area. It was recently remodeled. The sale included the right, enjoyed by all residents of the complex, to use a recreation facility which includes two large swimming pools, two kiddie pools, a shuffleboard area and a sun deck directly on the beach itself.

The sale, coordinated by Cassandra Everett, was all cash. Closing occurred in a short 22 days from signing of the contract. Paperwork was prepared and closing occurred at the law offices of Robert Vason, located in Mount Dora, FL.

One additional feature which bears mentioning is that the sale included a one-year home warranty provided by Silver Beach Realty, LLC. The warranty through American Home Shield, www.ahswarranty.com, covers all the major systems in the unit for a period of one year from date of closing. Similar warranties are generally provided on most homes sold by Silver Beach Realty, LLC.
