Silver Beach Realty, LLC, of Umatilla, Florida is pleased to announce its latest transaction. On April 9, 2010, the company coordinated the sale of a two-bedroom, one bathroom block home in the Grand Terrace subdivision of Grand Island, Florida.

The sale was a For Sale By Owner (FSBO) transaction in which Geoffrey Presson, owner of Silver Beach Realty, LLC, acted as a Buyer Broker for the purchaser of the home. As such, he guided the buyer through all aspects of the sale and coordinated the many individual steps necessary to take the property from contract to closing.  

The property was recently renovated by the seller and was in like-new condition.

The time from contract to closing was a short 28 days. A major factor in this rapid response was the assistance of John Ardito of Mortgage Financial Group, Inc. of Tavares, FL. John expedited the mortgage process at every opportunity and was able to arrange USDA Rural Development Loan Program financing for the buyer in near record time. Assistance came from another area as well. The legal work and closing were coordinated by Apple Title, Ltd., also of Tavares, FL. The team there, headed by attorney Tim Hoban, worked efficiently to get the title underwriting completed and the closing organized under the compressed time frame.
