Silver Beach Realty, LLC takes pleasure in announcing its latest sale. On August 31, 2011, it sold a three-bedroom, two-bathroom concrete block home located on West Second Street in the East Umatilla subdivision.

The property was listed by Geoffrey Presson of Silver Beach Realty, LLC and sold by Joy Zahn of Front Porch Realties, Inc.

Then home itself featured a quiet, country setting, vaulted ceilings, gas applianaces and a tank-less gas water heater. The interior had recently been remodeled.

The time from contract to closing was 40 days. This relatively short period of time is somewhat remarkable in that the buyers purchased the home with a USDA Rural Development Loan. This type of loan requires two separate sequences of processing, one for the mortgage company and one for the federal government. In that it proceeded in a virtually snag-free manner is a tribute to the loan officer, Mary Rhodes with The Mortgage Firm, www.closemymortgage.com, mary@themortgagefirm.com. Mary's proactive management of the process resulted in a pleasant transaction for both the buyers and seller.

The actual closing and title work was performed by Christian Delgado as assisted by Robin Collins, both with Apple Title, Ltd, www.appletitle.com. The transaction required some additional coordination in that the seller, living out of state, did not attend the closing personally. Christian handled all the details and made it look easy. The transaction flowed flawlessly from start to finish.

Silver Beach Realty, LLC hereby announces its latest transaction. On July 28, 2011, the company sold a beautiful waterfront home in the Fountain Lakes/Haines Lake Estates subdivision.

The time from contract to closing was a short 30 days. Motivated sellers and a qualified buyer combined to make this transaction proceed in an unusually smooth manner. Silver Beach Realty LLC, of Umatilla, Florida, announces the sale of yet another Umatilla home on July 13, 2011.
