Silver Beach Realty, LLC Sells Mount Dora, FL Home

Silver Beach Realty, LLC is pleased to announce that on Wednesday, September 1, 2010, it sold a charming Mount Dora, Florida home.

The property, located in the "walking distance" zone near the intersection of East 9th Avenue and Grandview Street was listed by Geoffrey Presson of Silver Beach Realty, LLC, and sold by Janice McGeough of Stirling Sotheby's International Realty. The home is a Spanish-styled 2/2 with tile floors and charming, private back yard. It was built in 1922 and contains 1,072 square feet of living area.

The home was in excellent condition and included a Termite Warranty provided by Dean's Pest Control, and a Home Warranty from American Home Shield. The time from listing to contract was a short 61 days, and the time from contract to closing was a mere 13 days. The home was priced effectively from the start and generated multiple showings right away. The transaction was all cash. Overall, the transaction went very smoothly due to accurate pricing and motivated, qualified buyers.

SILVER BEACH REALTY, LLC SELLS 6TH UMATILLA, FLORIDA HOME IN 10 MONTHS

Silver Beach Realty, LLC of Umatilla, Florida hereby announces its sixth Umatilla, Florida home sale in ten months. Ths sale occurred on July 8, 2010.

The property, located in the East Umatilla area, is a recently constructed three-bedroom, two bathroom block home. It has 1,652 square feet, which includes the conversion of a two-car garage into inside living area. It featured several upgrades including brick paver driveway, laminate wood flooring, custom fixtures in the master siute and stainless steel appliances. The property was bank-owned, having recently been foreclosed. It was listed by Buddy Clark, buddyclark@remax.net, of Re/Max Premiere Realty, Inc., and sold by Geoffrey Presson of Silver Beach Realty, LLC.

Closing occurred 34 days after the contract became effective. The Buyer was well-qualified and all parties to the transaction worked diligently to move the process along.

SILVER BEACH REALTY, LLC CLOSES ON MOUNT DORA, FL HOME

Silver Beach Realty, LLC is happy to announce that on June 29, 2010, it sold a Mount Dora, Florida single family home. This marks the fifth home sold by Silver Beach Realty, LLC in the past three months.

The property, located in Mount Dora's Addison Place subdivision, was listed by Jessica Graham of ERA Tom Grizzard Realty, jessicagraham@tomgrizzard.com. It was sold by Geoffrey Presson of Silver Beach Realty, LLC, geoff@silverbeachrealty.com. It is a 3-brdroom, 2-bathroom block home of 1,589 square feet. It features a 2-car attached garage, a formal dining room and a formal living room. The home was constructed in 2006. Geoffrey Presson, owner of Silver Beach Realty, LLC, remarked that the home is in excellent condition and benefits from a great location close to Mount Dora, the Golden Triangle and Orlando.

The time from listing to contract was a mere 37 days, a testament to an effective pricing strategy applied by Jessica Graham, the Listing Agent. Contract to closing took a more sedate 65 days due to several delays which arose because of issues unrelated to the transaction. The Seller chose to remain committed to the transaction throughout these delays due to gentle urging by Listing Agent Jessica Graham. Selling Agent Geoffrey Presson remarked that the Buyer was well-qualified and demonstrated unwavering enthusiasm and commitment towards the goal of owning this home throughout the process.

SILVER BEACH REALTY, LLC SELLS 5TH UMATILLA, FLORIDA HOME IN 10 MONTHS

Silver Beach Realty, LLC of Umatilla, Florida is pleased to announce that on June 23, 2010, it sold its fifth Umatilla area home in less than ten months.

The property, located in Umatilla proper, was listed by June Stienstra, junestienstrarealtor@comcast.net, of Exit Realty Tri-County, and sold by Geoffrey Presson of Silver Beach Realty, LLC. The home itself features three bedrooms, an in-ground pool and a separate guest house. It is 2,006 square feet, of block construction and was built in 1969.

The time from contract to closing was a rather lengthy 64 days due to mortgage underwriting delays at Bank of America, the integration of a new processing program there and by the rush of files being pushed through the pipeline in advance of the June 30, 2010 expiration of the Home-Buyer Tax Credit. The buyers were persistent and the sellers patient. The results: a very uneventful closing on June 23 which capped over two months of hard work by all concerned.

In addition to the coordination on the buying side of this transaction by Geoffrey Presson of Silver Beach Realty, LLC, valuable assistance came from another source as well. Silver Beach Realty, LLC sells another Umatilla area home

Silver Beach Realty, LLC, of Umatilla, Florida is pleased to announce its latest transaction. On April may 28, 2010, the company concluded the sale of a three-bedroom, two bathroom block home located in the East Umatilla subdivision of Umatilla, Florida.

The property was in excellent condition. It was built in 2005 and is 1,105 square feet, heated and cooled. It features tile floors, an attached, single-car garage and a large, fenced yard.

The property was listed by Barry Blake, barryblake@yahoo.com, of Breese Craft Hensley LLC, www.bchflorida.com,  and sold by Geoffrey Presson, geoff@silverbeachrealty.com of Silver Beach Realty, LLC, www.silverbeachrealty.com. Barry provided needed coordination on the seller's side to include updates of occupancy status and on the progress of negotiations.  

The time from contract to closing was a short 32 days. A major factor in this rapid response was the assistance of John Ardito, john@mfglends.com,  of Mortgage Financial Group, Inc. of Tavares, FL. John expedited the mortgage process at every opportunity and was able to arrange FHA financing for the buyer in near record time. John and the team at Mortgage Financial Group were a pleasure to work with and are most highly recommended.

Assistance came from another area as well. The legal work and closing were coordinated by Liberty Title of Mount Dora, FL, www.libertytitlecorp.com. The team there, led by Veronica Harrison, worked efficiently to get the title underwriting completed and the closing organized under a somewhat compressed time frame.
